Lot & Land Clearing Cost per Acre in Illinois

What lot and land clearing costs per acre in the Chicago area: light brush versus heavy wooded lots, what stump and debris removal add, and how to scope the job.

Land clearing is priced differently from tree removal, and homeowners who try to add up individual tree prices usually come out with a number that is far too high. Clearing is production work: a crew brings heavy equipment, works systematically across an area, and prices by the acre and the density rather than tree by tree.

In the Chicago area, lot and land clearing generally runs $3,000 to $15,000 per acre, with most residential and light-commercial jobs falling between $4,000 and $9,000 an acre.

Cost per acre by density

Lot condition Typical range per acre
Light brush and grass, few trees $1,500 - $3,500
Scattered trees, moderate undergrowth $3,500 - $7,000
Densely wooded $7,000 - $12,000
Heavy timber with large mature trees $10,000 - $20,000+

Most residential lots on the North Shore and in the northwest suburbs are a quarter to a half acre, so a typical backyard clearing project is a fraction of these numbers - often $1,500 to $5,000 for the cleared area rather than a full-acre price.

What is actually in the price

Clearing is a bundle of operations, and which ones you need changes the total more than acreage does:

  • Dropping and processing trees. The trees themselves, cut and either chipped on site or hauled.
  • Brush and undergrowth. Usually the fastest part with the right equipment, and the slowest by hand.
  • Stump removal versus grinding. Grinding leaves the root mass in the ground to decay, which is fine for lawn. Full stump and root extraction is required if you are pouring footings or grading, and it costs meaningfully more.
  • Debris disposal. The biggest swing factor. Chipping and spreading on site is cheap. Hauling everything to a disposal facility means trucking and tipping fees.
  • Grading and finish. Leaving the ground rough is cheaper than leaving it level and seedable.

The variables that change your quote most

  • What happens to the debris. If you can accept chips spread on site, you save real money. If the lot has to be clean dirt, add hauling. More on the options in what happens to the wood and chips.
  • Access for equipment. A lot a skid steer and a grinder can drive onto is production work. A back section reachable only through a narrow side yard turns into hand labor at a hand-labor price.
  • Stump depth required. Build-ready is a different spec than lawn-ready. Say which one you need up front.
  • Slope and soil. Wet ground, clay, and grade all slow equipment down. Spring clearing on soft ground can cost more than the same job in a dry stretch or in frozen conditions.
  • Salvageable timber. Large, straight hardwood occasionally offsets some cost. Do not count on it, but mention it.
  • Permits and ordinances. Several local municipalities regulate tree removal above a size threshold even on private land, and some require replacement plantings or a tree-preservation plan for larger clearing. Our permit guide covers the North Shore specifics; for any clearing project, confirm with the village before scheduling.

Clearing versus removal: which do you need

If you have one to three specific trees to take out, that is tree removal, priced per tree, and you want our cost by height guide. If you have an area to open up - a back section gone to buckthorn, a wooded strip you want as yard, a building pad - that is clearing, and per-acre pricing will almost always beat adding up individual trees.

The line is roughly where the trees stop being individual decisions and start being an area.

How to scope a clearing job before you call

Having these four answers ready makes the quote faster and more accurate:

  1. How much area, in rough dimensions or a fraction of an acre
  2. What is on it - brush only, scattered trees, dense woods - and roughly how big the largest trees are
  3. What the ground needs to be when you are done - rough, seedable lawn, or build-ready
  4. Where equipment can enter from the street

A crew lead can walk a lot and give you a firm written price with those answers in hand.

On most North Shore lots the thing being cleared is buckthorn, and it has its own rules - cutting it without treating the stumps makes the thicket worse. See buckthorn removal in Illinois before you start, and the best trees to plant on the North Shore for what goes back in.

Clearing work runs across Long Grove, Mettawa, Bannockburn, Lincolnshire, Vernon Hills, and the larger lots on the North Shore. Start with the online estimate tool for a ballpark, then request a free on-site estimate - clearing is one job where walking the ground genuinely changes the number.
